Protocol for the hiring process

Expat Rental Services bv refrains from any form of discrimination (in the event of) renting rental properties to prospective tenants. Expat Rental Services bv does not accept any responsibility or liability for the actions of homeowners and managers (or rental agents). Due to privacy regulations, Expat Rental Services bv is not authorized to disclose basic data of prospective tenants to third parties. Prospective tenants give permission to share the basic data with the homeowner or manager of the said property by means of the intermediary form.

Expat Rental Services bv strives to find a suitable home in the Amsterdam region for all legal expat prospective tenants.

 

For this, the following information must be provided:

  • Phone number and e-mail address

  • Copy of identity document (BSN number and passport photo may be illegible)

  • Household composition

  • Total monthly Income

  • Employment contract(s) or employer's statement plus proof of income (salary slip or recent bank statements showing net income), or proof of enrolment at an educational institution, or income declaration from the Tax and Customs Administration with Chamber of Commerce registration.

No information is required about:

  • Ethnic or cultural background

  • Religious identity

  • Political affiliation

  • Sexual orientation

  • Gender identity and/or expression

  • Physical or mental health

Criteria taken into account in the allocation process:

  • Responsiveness

Expat Rental Services bv ensures that owners and managers apply the rule on a first-come, first-served basis. With many responses to a popular property, it can happen that certain prospective tenants are rejected or are not even invited for a viewing

  • Source of income/type of employment contract

An employment contract for an (in)definite period is preferred by many homeowners. This provides them with high financial security. Self-employed persons and other sources of income such as alimony, an internship allowance, a guarantee by third parties, an inheritance, rental income, etc. can also lead to obtaining a rental property, this requires an individual assessment.

  • A positive screening of identity document and solvency

A prospective tenant can only be allocated a property on the condition that his identity can be verified and his financial capacity is sufficient. To assess this, Expat Rental Services bv carries out a screening. Part of this screening is a manual check for security features of the identity document. This check can be carried out, for example, with  the DutchID App of the Dutch government. The outcome of this screening may lead to rejection.

  • Selection by the client

For each property offered, the owner of the property ultimately makes the choice between the prospective tenants.
